Screeding Contractors in Staines

K M Flow Screed installs liquid screed, self levelling compound and underfloor heating from a base in Frimley Green, using our own fleet of ready mix trucks and the same materials on every job, our own self levelling compounds, acrylic primer sealers and rapid setting mortar included.
On ground floor jobs near the river we will often recommend a damp proof membrane goes down before the screed, since ground floors close to the water table need that extra layer of protection that a job further from the river would not necessarily require. We flag this at quote stage rather than after the pour, so there are no surprises partway through the job.

Our Screeding Services in Staines
Liquid screed, self levelling compound and underfloor heating make up the bulk of what we do here, using acrylic primer sealers and rapid setting mortar from our own stock. Here is what each one actually involves.

Liquid Screed

Cement, water and additives combine into a self levelling mix that gets pumped and spread across the floor, leaving it smooth without the effort a hand mixed screed takes. On riverside plots we will usually lay a damp proof membrane first, then pour the screed over the top, and it is generally walkable within 24 to 48 hours either way.
Underfloor Heating

New build apartments almost always specify underfloor heating from the start, which makes the install straightforward since the screed depth and pipe layout can be planned together from day one rather than retrofitted around an existing floor. We install and repair both wet, hydronic systems and dry, electric systems, using thermal imaging equipment to find faults fast on older systems, whether that is an air lock, a wiring problem, or a zone refusing to heat.

A good number of the jobs we take on around here are new build apartments close to the river, alongside more ordinary renovation work further into town. Both need the same three things done properly: a level floor, a good screed, and underfloor heating that actually works once the flooring goes down over it.
Whatever the project, a single flat or a larger commercial fit out, we agree the schedule up front and hold to it, working around whatever other trades are on site at the same time.
At K M Flow Screed, we treat every client with equal care and attention, regardless of the size of the project. We provide personalised services tailored to your specific needs, and our portfolio of completed work spans everything from single room flow screeding jobs in Farnborough homes to large scale commercial and retail developments. We supply and pour screed for new floors ready for underfloor heating and tiled flooring alike.

Underfloor Heating Screed

Screed depth over underfloor heating pipework needs to be right, not just close. Too thin and efficiency suffers, too thick and heating and drying both take much longer. We stick to 50 to 55mm of liquid screed over pipework as standard, moving to a minimum of 65mm for hand mixed screed, always over a well insulated slab so heat is not wasted.
Self-Levelling Compound

For renovation work rather than new build, self levelling compound sorts out an uneven existing floor in a fraction of the depth a full screed would need, sometimes as little as an eighth of an inch. It sets fast, so it is worth having an experienced team handle it. We lay it over screed, concrete or timber, ready for carpet, tile, LVT or wood.

FAQs
You can normally walk on liquid screed within 24 to 48 hours of it being poured, depending on the thickness of the layer and the conditions on site. That is just the start of the process though. Full drying, meaning the point where the floor is ready for tiles, wood or other coverings, takes considerably longer , and we will always give you a realistic drying schedule for your specific job rather than a generic figure.
For most Farnborough jobs we install liquid screed at 50 to 55mm over underfloor heating pipework, which keeps the layer thin enough for efficient heat transfer while still protecting the pipes properly. Where a hand mixed screed is being used instead of liquid, the minimum depth increases to 65mm. The exact depth always depends on the pipe spacing and the insulation beneath the slab, which we assess on site before quoting.
Yes. Self levelling compound is designed to go over existing screed, concrete or timber floors, and is one of the main reasons it is so useful for renovation projects in Farnborough where ripping out the existing floor is not practical. It can be applied in layers as thin as an eighth of an inch, so it is often the quickest way to get an uneven floor ready for new carpet, tile, LVT or wood.
Yes, we carry out both. Common problems we are called out for include air locked pipes, wiring faults, worn out heating pumps and individual zones that will not heat up properly. We use thermal imaging equipment to find the exact source of the problem before starting any repair work, which keeps disruption to your Farnborough property to a minimum.
Yes, there is no charge and no obligation for a quote. We will visit the property, assess what is needed, and give you a clear price and timescale before any work is agreed.
