Screeding Contractors in Guildford

K M Flow Screed installs liquid screed, self levelling compound and underfloor heating from our base in Frimley Green, using our own fleet of ready mix trucks and the same materials on every job, our own self levelling compounds, acrylic primer sealers and rapid setting mortar included.

When an older house is being converted into separate flats, building regulations require a certain level of impact sound insulation between one unit and the one below it. We build an acoustic layer into the floor buildup on jobs like this as standard, rather than it being an afterthought once building control asks about it.

Our Screeding Services in Guildford

Liquid screed, self levelling compound and underfloor heating make up the bulk of what we do here, using acrylic primer sealers and rapid setting mortar from our own stock. Here is what each one actually involves.

Liquid Screed

Cement, water and additives combine into a self levelling mix that gets pumped and spread across the floor, leaving it smooth without the effort a hand mixed screed takes. On flat conversions we will often lay an acoustic layer beneath the screed to meet sound insulation requirements between units, which needs to be planned into the floor buildup from the outset rather than added in later. It is generally walkable within 24 to 48 hours of the pour.

Underfloor Heating

Underfloor heating suits flat conversions particularly well, since it takes up no wall space in what are often smaller rooms once a house has been split up. We install and repair both wet, hydronic systems and dry, electric systems, using thermal imaging equipment to track down faults quickly, whether that is an air lock, a wiring issue, or a zone that simply will not heat up.

Whether you are renovating a home in Guildford, constructing a new building, or remodelling a commercial space, our self levelling compound and liquid screed are an excellent choice for achieving a flawless finish. We strive to consistently deliver to agreed timescales while making sure every client is satisfied with our flow screeding services and the other home improvement work we carry out alongside it.

At K M Flow Screed, we treat every client with equal care and attention, regardless of the size of the project. We provide personalised services tailored to your specific needs, and our portfolio of completed work spans everything from single room flow screeding jobs in Guildford homes to large scale commercial and retail developments. We supply and pour screed for new floors ready for underfloor heating and tiled flooring alike.

Underfloor Heating Screed

Screed depth over underfloor heating pipework is not something to guess at. Too thin, and the system loses efficiency. Too thick, and everything takes far longer to heat and dry. Our standard is 50 to 55mm of liquid screed over the pipework, rising to a minimum of 65mm where a hand mixed screed is used, always over a slab with proper insulation beneath it.

Self-Levelling Compound

Not every job needs a full screed and an acoustic upgrade. Where the existing floor is in reasonable shape, self levelling compound can even things out in a fraction of the depth, sometimes as little as an eighth of an inch, ahead of new flooring going down. It sets quickly, so it needs an experienced team handling it. We lay it over screed, concrete or timber, ready for carpet, tile, LVT or wood.

FAQs

You can normally walk on liquid screed within 24 to 48 hours of it being poured, depending on the thickness of the layer and the conditions on site. That is just the start of the process though. Full drying, meaning the point where the floor is ready for tiles, wood or other coverings, takes considerably longer , and we will always give you a realistic drying schedule for your specific job rather than a generic figure.

For most Farnborough jobs we install liquid screed at 50 to 55mm over underfloor heating pipework, which keeps the layer thin enough for efficient heat transfer while still protecting the pipes properly. Where a hand mixed screed is being used instead of liquid, the minimum depth increases to 65mm. The exact depth always depends on the pipe spacing and the insulation beneath the slab, which we assess on site before quoting.

Yes. Self levelling compound is designed to go over existing screed, concrete or timber floors, and is one of the main reasons it is so useful for renovation projects in Farnborough where ripping out the existing floor is not practical. It can be applied in layers as thin as an eighth of an inch, so it is often the quickest way to get an uneven floor ready for new carpet, tile, LVT or wood.

Yes, we carry out both. Common problems we are called out for include air locked pipes, wiring faults, worn out heating pumps and individual zones that will not heat up properly. We use thermal imaging equipment to find the exact source of the problem before starting any repair work, which keeps disruption to your Farnborough property to a minimum.

Yes, there is no charge and no obligation for a quote. We will visit the property, assess what is needed, and give you a clear price and timescale before any work is agreed.
